What fails behind the tile in a Dallas bathroom
A bathroom rarely fails where you can see it. Grout that darkens and crumbles at the tub edge is the visible end of a longer story: water has been getting behind the tile for a while, and the backer board or the framing behind it has been taking the hit. The giveaway is a floor that feels slightly soft when you step out of the tub, or a baseboard that has begun to swell and lift near the shower. By the time the stain reaches the ceiling below, the repair is no longer a regrout.
Waterproofing is the layer nobody photographs. Tile and grout are not waterproof, and a shower depends on a membrane or a bonded sheet system behind and beneath them. When that layer is missing, torn by a screw, or lapped the wrong way at a corner, the shower leaks into the wall for years. Add an exhaust fan that vents into the attic instead of outdoors, and the moist air condenses on the roof deck and the insulation. The ceiling paint peels and the room smells damp however often it is cleaned.
Layout mistakes are quieter but just as annoying. A vanity that crowds the door swing, a toilet set so close to the wall that your knees touch it, a glass door that opens into the towel bar, a niche cut at a height nobody can reach comfortably. A shower floor that is not pitched evenly toward the drain holds a thin film of water that never dries. These are planning errors, and they are cheapest to fix on paper, before the tile is on the wall.

Rebuilt in the right order, from the subfloor up
KD puts its bathroom work in two lines: transform your bathroom with customized solutions, with effortless elegance in every detail. The details start before demolition. The room is measured for door swing, vanity depth, toilet clearance and the rough opening for any glass. Fixture locations are marked on the floor so you can stand in the room and judge them. Surfaces that stay are covered, the doorway is sealed with sheeting, and the route out of the house is protected so dust and debris stay contained.
Once the room is open to the studs, the subfloor and framing are checked and anything soft is cut out and replaced. The shower floor is sloped toward the drain, the waterproofing goes on as a continuous layer with the corners and penetrations handled first, and the shower is flood tested before tile is set. Tile is laid out dry from the center line of the wall, so cuts land in a small, symmetrical place and not as a sliver at the corner. Fixtures and the vanity come last, so nothing gets scratched.
Many Dallas bathrooms sit in houses built before 1978, with old paint on the casing, door and walls. KD Installations & Remodeling, LLC is an EPA Lead-Safe Certified Firm for Renovation, Repair and Painting (RRP), certificate NAT-F154375-3, valid through October 1, 2030. Where paint is disturbed in an older house, the work follows the federal lead-safe rules for containment, cleanup and verification, so the dust from a demolition does not follow your family down the hall. It is a public EPA record, and you can look it up on your own.
Signs the bathroom needs doing, and how to start with KD
Look for a floor that gives under your foot near the tub, caulk that keeps peeling and growing dark again, tiles that sound hollow when tapped, a rusted fastener or stain at the base of the vanity, and a ceiling fan with a thick coat of lint that barely pulls a tissue. Mildew on the ceiling that returns after cleaning points to ventilation. A stain on the ceiling of the room below points to a leak. Any of these means checking the room properly, and the sooner the better.
When you interview any contractor, ask how the shower is waterproofed, whether the pan is flood tested before tile goes in, where the exhaust fan will vent, and what happens if rotten framing turns up behind the old tile. Ask who decides the layout and whether you can see the fixture positions marked in the room before the plumber starts. Ask about lead-safe practice if your home is older. A clear answer to each is a good sign. A shrug about the waterproofing is not.

Tell KD which bathroom, what bothers you about it, and whether the house was built before 1978. There is no set price list at KD, because every bathroom is quoted on what the room needs once it is looked at. Whether you want a new vanity or a full rebuild of a Dallas bath, describing it is the first step.

The bathroom sample board
Four materials worth holding in your hand before the wall is closed.
- Zellige tile
- Hand-formed tile varies in thickness and glaze. Order extra and mix boxes so the shade runs evenly across the wall.
- Shower valve
- Choose the valve trim before the wall is closed, because the rough plumbing depth depends on it.
- Vanity
- Check drawer and door swing against the toilet and the room door, not just the floor plan.
- Grout and caulk
- Grout for the flat field, flexible caulk at every change of plane. They are not interchangeable.
